King/Snohomish County Real Estate Stats October Edition

Do you like numbers? Or maybe you’re a visual person? Well here’s some stats and charts, DATA! This article reflects the King/Snohomish counties Single Family Home and Condo sales over the last 6 months.

It’s been a crazy year (way to state the obvious lol)! The Greater Seattle Real Estate Market has been just as crazy. We’ve found ourselves in a situation where buyers are waiving everything to win deals! I don’t think that’s smart but once buyers get into several multi-offer deals and lose, they start to do some crazy things.

Lets take a look.

This first graph shows us how many homes were for sale and how many sold from May 2020 through October 2020.

This breaks down to an average of 4888.33 homes for sale from May to October and an average of 4731.33 homes sold. Want something to compare this to? The same time period in 2019 there were and average of 7758.33 homes for sale and an average of 4497 homes sold. So even during these uncertain times more homes were sold in 2020 than in 2019 from May through October! Talk about a seller’s market! Roughly 3000 less homes for sale and 250 more sold.

This next chart shows us the average day on market and the percentage of the list price homes sold for.

What we see here is an average of 20.5 days on the market and selling for 100% of list price. 2019? 31 days on the market selling for 98% of list price. – Advantage 2020.

The last graph we’ll look at is the average price per square foot sold.

This tells us from May to October 2020 the average average price per square foot sold (boy that sounds funny) is $363. 2019? 335.17. – Advantage 2020.

As you can see from these stats provided to us from TREND GRAPHIX, the last 6 months of the King/Snohomish markets have been interesting to say the least.
